The accolade from Rightmove in 2017 of being the happiest place to live in Britain, coming on the back of being named by the Sunday Times as one of the best places to live in the Midlands, confirms the desirability of this delightful Warwickshire spa town. 

A population of around 50,000 is well served by a unique mix of high street shops and independent boutiques, some of the country’s best spas and salons, impressive entertainment venues and a wealth of delightful parks and gardens – and a spectacular range of restaurants and bistros will ensure you don’t go hungry. 

If you’re looking for high standards of education there are state, grammar and private schools all within easy reach to suit most requirements and Warwick University, rated in the world’s top 100 universities and in the UK’s top 10, is just seven miles away. 

For many, Leamington is a fine central location from which to commute to other parts of the country, with trains from the town’s station every 15 minutes to Birmingham, and London Marylebone from just over 70 minutes away. 
Easy road access to nearby Junctions 14 and 15 of the M40 provide a link to the Midlands motorway network and beyond.
